The Homeownership and Financial Education Center

The Homeownership and Financial Education Center was established to create an atmosphere for people to gain knowledge on a variety of financial literacy topics. Our spacious, modern and up to date center enables us to provide in person learning opportunities in different formats. The home buying process can be daunting. For many people they don’t know where to start. Before having a lender pull your credit or enlisting the services of a real estate professional, attend this workshop to assess your readiness to buy a home. Learn what actions you must take to position yourself to qualify for a mortgage loan. A “no” doesn’t mean never, but “not now”. Let us help you get in position.

Is mounting debt and poor credit preventing you from qualifying for a loan. Is it hindering you from making needed repairs in your home or forcing you to live paycheck to paycheck? Too much debt has negative financial and emotional consequences. Learn how to strategically reduce your debt and manage your credit utilizing one of five proven methods.

Whether you are a first-time homebuyer or need a refresher, this HUD approved workshop, taught by industry professionals, will cover everything you need to know about buying a home. You will create a home buying budget, demonstrate an understanding of the mortgage loan process, review fair housing laws, learn how to select a real estate professional, differentiate between a home appraisal and a home inspection, examine the types of homeowners insurance coverage and explain the closing process. A homebuyer education certificate will be provided upon completion of a one-on-one session.

This workshop will reveal the hidden truths about the credit industry. You will not only change the way you view credit but how you use credit. No longer will a low credit score cause you to pay more for goods and services or prevent you from getting the house or job you really want. You will learn proven ways to raise your credit score, how to determine if you are being charged too much for credit, how to protect yourself from being exploited by subprime lenders and creditors, how to read your credit report and so much more. You will have so many ah-ha moments that you will want to attend this workshop again and again as well as refer it to your family and friends.

All it takes is one disaster or serious accident to wipe you out financially. Insurance is a risk management strategy that can mitigate the adverse effects of these events. This class will teach you the basics of homeowners and automobile insurance. You will learn the types of coverage available so that you, not your insurance agent, can determine your insurance needs. Armed with this knowledge you can then shop rates to ensure you are getting the best coverage at a fair price.

Homeowners Associations (HOAs) have been given a lot of legal power and that has caused problems for homeowners who feel powerless to fight the restrictive rules and high fees being enforced. This class will explain the role of an HOA and their authority to govern. You will learn your rights as a homeowner and how to exercise those rights. Also discussed are criteria to consider in the selection of a property management company to oversee the affairs of the association. Learn how to make your voice heard.

Many people make the decision to add someone to the deed of their home to ensure that the property passes to that person in the event of their death. Others feel compelled to do so because they are getting financial assistance from a significant other to pay the expenses of the home. Regardless of the reason, adding someone to your deed is usually considered unwise. In other words, don’t do it. This class will discuss alternate estate planning strategies for you to consider to accomplish the intended goal.

Generational wealth refers to the assets and wealth that are passed down from one generation to the next. This can be in the form of cash, real estate, stocks, businesses, and other investments. One of the biggest reasons families lose their wealth is lack of financial literacy. This not only includes lack of knowledge, but failure to plan for future generations. A panel of experts will discuss tips and strategies you can employ to both build and sustain generational wealth.

Build wealth by investing. People are reluctant to invest in stocks, bonds and mutual funds because they don’t understand how they work or they think they don’t earn enough money to invest. This class will teach you the importance of investing regardless of your income level. You will learn how and when to get started in the stock market and how to read stock market and financial investment information. Also discussed are the benefits of investing through your employer retirement savings plans.

If you want to invest in real estate and don’t know how or where to start this workshop is for you. We will explore the many types of real estate investments, discussing the pros and cons of each. You will develop a real estate investment strategy based on your determination of what type is best for you. We will also discuss the various financing options available to real estate investors.
